STEP 3:
The Hardship Letter
The  hardship  letter  is  a  written  statement  from  a  borrower  explaining  why  their  mortgage  
payment is, or is going to be, delinquent. The more severe the hardships the more likely the bank
will agree to do a short sale.

As  a  Short  Sale  Investor  I  review  the  hardship  letter,  validate  the information and create the
Short  Sale  Package to present to the lender and mortgage company.  Your job is that you must list
in your Hardship letter
every problem you're facing to get approved for a short sale.

STEP 4:
The Borrowers Financial Statement
The Borrowers Financial Statement is a itemized listing of your out going expenses.
You will need to download and complete the 1 page financial statement and return it to me with the
other required documents.

STEP 5:
The Purchase and Sale Agreement
The Purchase and Sale Agreement can be printed out, signed by all borrowers on the loan and
delivered to us with the rest of the paperwork.

NOTE TO BORROWERS WITH MORE THAN ONE LOAN:
We need a Purchase and Sale Agreement for every loan on the property.

What this is and what we do
This Checklist has the items you will need to provide us to complete a successful short sale and
allow you to avoid any foreclosure. Once we have these items we organize and present them to the
bank along with our
Avoid Any Foreclosure kit TM.  


What to do
After reading this Checklist, if you agree to furnish the items on the Checklist, go to STEP 3.


BORROWER CHECKLIST

Provide copies of the items below to your Homes Pro representative:
  • Borrower’s Financial Statementsee below in STEP 4 to download and print
  • One copy of the most recent mortgage statement(s) or coupon book(s) for all mortgages.
  • Last two pay stubs for each individual on the loan        
  • Last 2 years tax returns for each individual on the loan
  • W-2’s for each individual on the loan
  • Hardship Letter explaining the nature and circumstances surrounding the defaulted mortgage
  • Supporting Hardship info – medical statements, disability statements, student loans

If any of the following apply please also provide:
  • Copy of any collection letters, foreclosure filings, City code violations, Attorney letters, etc.
  • Homeowner Association liens
  • Repair estimates for the property
  • Comparables for the property; info of other houses in your area: listing info, flyers, ads
  • Pictures of Property (hard copies or emailed copies)
  • Bankruptcy information if available
  • Copy of Divorce paper if available
  • All remaining keys, garage door openers and codes for security system
  • Property Survey and Previous Appraisal
  • Copy of Previous HUD Settlement Statement (when you bought house, if available)
  • Listing sheet or cancellation Status Form (if house was listed or purchased from a Builder)
  • All lease & tenant information; communications, security deposits and collections.

STEP 1:
The Authorization to Release Information

What this is and what we do
This form, the Authorization to Release Information, allows the bank to talk with us about the loan
and using our Avoid Any Foreclosure Kit
TM, work out a way for you to avoid any foreclosure.

Again, the advantages are:
1.  the lender won't have the cost & time of a foreclosure (or get a house back that they don't want)
2.  you avoid a foreclosure as well as avoid getting charged and taxed for a deficiency.
3.  we can purchase a property below market value.

NOTE TO BORROWERS WITH MORE THAN ONE LOAN:
We need a Authorization for every loan on the property


After you download the Authorization to Release Information, fill in the Lender (the bank name) and
your loan number at the top of the page. If you have already spoken with a loss mitigation Specialist
at the bank, put his or her phone and extension in the next line.

Then fill in the bank phone number to customer service (usually found on your bank statement) and
a fax number if you see one.

At the bottom of the page you should sign next to “Signature” and fill in your complete Social
Security number in the line “S.S. #: _______-_______-_______” . Then print your name and date.
Under that any co- applicant can do the same. Then fill in your current Address. See EXAMPLE
below.
